Mould Assessment

Mould is a moisture problem. Until you fix the water source driving it, it comes back, no matter how many times it's cleaned or painted over. BBN's mould assessments find that source, map how far the problem extends, and give you a remediation scope your contractor can price against. Then we verify the work independently, so you have proof it's resolved, not just out of sight.

What a mould assessment involves

We inspect the affected and adjoining areas, trace the moisture source with moisture mapping and thermal imaging, and take air and surface samples where laboratory confirmation adds value, comparing indoor results against outdoor reference samples. The report tells you what is growing and where, what is driving it, whether occupants are at risk, and exactly what the remediation scope should be. You are not paying a remediator to guess, and you are not paying to remediate rooms that were never affected.

Finding the moisture source

Every mould problem has a water source: a leak, rising or lateral damp, condensation from poor ventilation, or a past flood that was dried badly. Kill the mould without fixing the source and it returns on schedule. Our assessment prioritises the source diagnosis, because that is the difference between a remediation that holds and an annual repaint. Where the fix is building-related, the report gives your builder or plumber a precise target.

Post-remediation verification

Once remediation is complete, we independently verify it: visual inspection, moisture confirmation, and clearance sampling where warranted. That gives owners, tenants, insurers and property managers documented evidence the problem is resolved. We do not perform remediation ourselves, deliberately, so our clearance is independent and means something. We assess, we scope, we verify. The remediator remediates.

After any significant water ingress, the clock matters: materials that stay wet grow mould fast, and drying that looks finished on the surface often is not. We assess water-damaged buildings for moisture retention and mould risk, prioritise what can be dried against what must be removed, and document conditions for the insurance claim while the evidence still exists.
