Asbestos obligations in New South Wales sit in the Work Health and Safety Regulation 2017 (NSW), administered by SafeWork NSW. Testing is often a formal requirement, not just good practice. Common triggers include:

Renovating or demolishing: demolition or refurbishment of a structure built before 2004 cannot proceed until the structure has been assessed for asbestos and any asbestos present identified.

When is asbestos testing legally required in NSW?
Under the Work Health and Safety Regulation 2017 (NSW), demolition or refurbishment work on a structure built before 2004 cannot be carried out until the structure has been assessed for asbestos. Workplaces in buildings constructed before 31 December 2003 must also hold an asbestos register. In practice, any pre-2004 Illawarra building being demolished, renovated or managed as a workplace should be assessed.
Do I need an asbestos register for my Wollongong building?
Yes, if the building is a workplace constructed before 31 December 2003. The register records the location, type and condition of any asbestos identified, must be kept up to date and made available to workers and contractors, and must be provided to anyone carrying out demolition, refurbishment or maintenance work before that work starts. Where asbestos is identified, a written management plan is also required.
Who can carry out an asbestos clearance inspection in NSW?
Clearance inspections after friable (Class A) asbestos removal must be carried out by an independent licensed asbestos assessor. After non-friable (Class B) removal, an independent competent person may issue the clearance. Because BBN provides no removal services, our clearance inspections are genuinely independent of the contractor being checked.
Can I collect an asbestos sample myself?
We recommend against it. Disturbing suspect material can release fibres, and a poorly collected sample can produce a misleading result. If you must take a small sample, wet the material first, avoid breaking or power-tooling it, seal it in double plastic bags and wash up afterwards. The safer option is a qualified consultant who samples correctly and interprets the laboratory result in context.
Do you test homes in the Illawarra?
Yes.
