Who It's For

Who needs asbestos testing on the Sunshine Coast?

Homeowners & renovators

The coast's older housing stock is full of asbestos era construction: fibro beach cottages through Caloundra and Maroochydore, Queenslanders extended through the 1960s to 80s, and low-rise unit blocks with ACM in eaves, bathrooms and under floor coverings. If you're renovating, repairing storm damage or buying a home built before 1990, we test suspect materials before the work disturbs them, with the same 48-hour turnaround as our commercial clients.

Builders, workplaces & site managers

Offices, warehouses, retail tenancies, schools, aged care facilities and strata schemes across the Sunshine Coast all carry duties under the WHS Regulation 2011 (Qld). We inspect, sample and document asbestos so work proceeds safely and compliantly, including required asbestos registers. From the Maroochydore CBD to Kunda Park, Coolum and Noosa, we cover the full coast and the wider South East Queensland region.

What We Deliver

Asbestos testing for Sunshine Coast commercial and development sites

Queensland's Work Health and Safety Regulation 2011 requires asbestos to be identified and, so far as is reasonably practicable, removed before demolition or refurbishment of a building likely to contain it.For workplaces, an asbestos register is mandatory where the building was constructed before 31 December 1989, or wherever asbestos has been identified. Management obligations sit under the How to Manage and Control Asbestos in the Workplace Code of Practice 2021 (Qld). BBN delivers:

Pre-demolition & refurbishment surveys

Queensland law requires asbestos likely to be disturbed to be identified before demolition or refurbishment begins. Our surveys are intrusive to the extent the works demand, covering roof spaces, wall cavities, subfloors and services, with the removal recommendations your contractor and certifier need.

Management surveys & registers

For in use buildings, we identify and assess ACM so it can be safely managed in place. The report doubles as your compliant asbestos register, mandatory for pre-1990 workplace buildings, ready to sit behind a management plan.

Commercial & body corporate inspections

Offices, warehouses, retail, schools, aged care and the coast's many strata schemes, reported in the language your stakeholders need, from practical actions for facilities managers to documentation committees can act on.

Prepurchase & due diligence

Buying a pre 2004 Sunshine Coast building without knowing its asbestos status means pricing the risk blind. We identify ACM and the management or removal burden before settlement, often alongside broader environmental due diligence.

Sample testing & lab analysis

Representative samples collected under controlled conditions and analysed by an independent NATA-accredited laboratory to AS 4964. Results within 48 hours, and inspections start from $550, with a fixed fee confirmed before we attend site.

Air monitoring & clearances

Where removal is underway, our licensed asbestos assessors provide independent air monitoring and clearance inspections under WHS Regulation 2011 (Qld), independent of the removal contractor being checked.

When To Act

What asbestos testing on the Sunshine Coast involves

The process is straightforward. If asbestos is confirmed, we can then prepare an asbestos register, a management plan, or clearance documentation once removal is complete.

Site attendance. An assessor attends your property and identifies materials likely to contain asbestos. We work across Caloundra, Maroochydore, Mooloolaba, Noosa, Nambour, Maleny and the surrounding hinterland.
Controlled sampling. Samples are taken using methods that prevent fibre release. Disturbing suspect material without controls is how exposure happens, so this step is not one to do yourself.
Laboratory analysis. Samples go to an independent NATA accredited laboratory for analysis by polarised light microscopy and dispersion staining. The result confirms whether asbestos is present and identifies the fibre type.
Written report. You receive a report within 48 hours. It states what was tested, what was found, and what your obligations are. No jargon you need to decode.

Asbestos Testing Sunshine Coast FAQs

Have Questions? We’re here to help you.
How much does asbestos testing cost on the Sunshine Coast?
Asbestos inspections start from $550. The final cost depends on how many samples need laboratory analysis, the size and age of the building, and whether you need a single material identified or a full survey with an asbestos register. No two sites are identical, so BBN quotes a scoped, fixed fee up front, send us your site details and we'll confirm the price before any work begins.
How long does asbestos testing take?
Results within 48 hours of the sample reaching the laboratory. Urgent turnaround is available on request.
When is asbestos testing legally required in Queensland?
The Work Health and Safety Regulation 2011 (Qld) requires asbestos likely to be disturbed to be identified before demolition or refurbishment begins, and removed so far as is reasonably practicable. Workplaces in buildings constructed before 31 December 1989 also require an asbestos register. In practice, any pre-2004 Sunshine Coast building being demolished, renovated or managed as a workplace should be tested.
Do I need an asbestos register for my Sunshine Coast building?
Yes, if the building is a workplace constructed before 31 December 1989, or if asbestos has been identified or is likely to be present. Where asbestos is identified you also need an asbestos management plan under Queensland's How to Manage and Control Asbestos in the Workplace Code of Practice 2021, kept current, reviewed regularly and available on site to workers and contractors.
Who can carry out an asbestos clearance inspection in Queensland?
In Queensland, clearance inspections after friable (Class A) asbestos removal must be carried out by an independent licensed asbestos assessor. After non-friable (Class B) removal, an independent competent person may issue the clearance. Because BBN provides no removal services, our clearance inspections are independent of the removal contractor.
Do you cover the whole Sunshine Coast?
Yes. Caloundra, Maroochydore, Mooloolaba, Buderim, Nambour, Noosa, Coolum, Maleny and the surrounding hinterland.
Can I collect an asbestos sample myself?
We do not recommend it. Disturbing suspect material without controls releases fibres. If you have already removed material and it is safely double bagged, we can arrange analysis only.
Do you do asbestos testing for homes on the Sunshine Coast?
Yes. Alongside our commercial work, we test residential properties right along the coast, typically before renovations, after storm damage, or as part of a pre-purchase inspection of a home built before 1990. A consultant collects the samples safely, results come back within 48 hours from an independent NATA-accredited laboratory, and the report tells you plainly whether the material needs removal or can be safely managed.
