Asbestos Services Townsville

Asbestos Testing & Inspections Townsville

BBN Consulting provides fast asbestos testing and inspections for commercial premises, industrial facilities, development sites and homes across Townsville. Our licensed asbestos assessors sample and identify suspect materials, have them analysed by an independent NATA-accredited laboratory, and deliver a clear, practical report within 48 hours, so you know exactly what you're dealing with and what the regulation requires next.

Who It's For

Who needs asbestos testing in Townsville?

Homeowners & renovators

Townsville's housing stock carries plenty of asbestos era construction: post-war fibro through South Townsville and Hermit Park, Queenslanders extended through the 1960s to 80s, and cyclone era rebuilds with ACM in eaves, bathrooms and under floor coverings. If you're renovating, repairing storm damage or buying a home built before 1990, we test suspect materials before the work disturbs them, with the same 48-hour turnaround as our commercial clients.

Builders, workplaces & site managers

Offices, warehouses, retail tenancies, schools, aged care facilities and strata schemes across Townsville all carry duties under the WHS Regulation 2011 (Qld). We inspect, sample and document asbestos so work proceeds safely and compliantly, including required asbestos registers. From the CBD to Garbutt, Bohle and the port precinct, we cover Townsville and the wider North Queensland region.

What We Deliver

Asbestos testing services in Townsville

Different projects need different inspections. BBN scopes each survey to the decision you actually need to make: demolition, ongoing management, purchase or compliance. That way you're not paying for more than the job requires, or receiving less than the regulator expects.

Pre-demolition & refurbishment surveys

Queensland law requires asbestos likely to be disturbed to be identified before demolition or refurbishment begins. Our surveys are intrusive to the extent the works demand, covering roof spaces, wall cavities, subfloors and services, with the removal recommendations your contractor and certifier need.

Management surveys & registers

For in-use buildings, we identify and assess ACM so it can be safely managed in place. The report doubles as your compliant asbestos register, mandatory for pre-1990 workplace buildings, ready to sit behind a management plan.

Commercial & industrial inspections

Offices, warehouses, retail, schools, aged care, defence-adjacent facilities and industrial sites, reported in the language your stakeholders need, from practical actions for facilities managers to documentation committees can act on.

Storm and cyclone damage assessment

North Queensland weather breaks up weathered fibro and roofing fast. We identify damaged asbestos materials after an event so make-good works proceed safely rather than spreading fibres across the site.

Sample testing & lab analysis

Representative samples collected under controlled conditions and analysed by an independent NATA-accredited laboratory to AS 4964. Results within 48 hours, and inspections start from $550, with a fixed fee confirmed before we attend site.

Air monitoring & clearances

Where removal is underway, our licensed asbestos assessors provide independent air monitoring and clearance inspections under WHS Regulation 2011 (Qld), independent of the removal contractor being checked.

When To Act

When do you need asbestos testing?

Asbestos obligations in Queensland sit in the Work Health and Safety Regulation 2011 (Qld) and the 2021 Code of Practice. Testing is often a formal requirement, not just good practice. Common triggers include:

Renovating or demolishing: Townsville properties built before 1990 are likely to contain asbestos, and Queensland law requires asbestos likely to be disturbed to be identified before work starts.
Cyclone and storm damage: wind and water damage to fibro sheeting, roofing and eaves can expose or break up asbestos materials, and repairs should not begin until the material is identified.
Suspect material found during works: if fibro sheeting, lagging or other suspect material is uncovered, stop work and have it tested before disturbing it further.
Buying or selling property: a pre-purchase inspection confirms what you're taking on before you commit.
Workplace obligations: Townsville workplaces in buildings constructed before 31 December 1989 must hold an asbestos register and management plan kept up to date and reviewed at least every five years.
After asbestos removal:clearance inspections and air monitoring confirm an area is safe to reoccupy.

BBN is independent by design. We provide no asbestos removal services, so a positive result earns us nothing and our findings stand up to certifiers, regulators and courts. The firm is led by its directors, Nick Braid (Licensed Asbestos Assessor, BSc (Environment), Suitably Qualified Person for Contaminated Land) and Bradley Andriske (Licensed Asbestos Assessor, BSc (Geology), Suitably Qualified Person for Contaminated Land), with professional memberships at EIANZ and ALGA.

Our service is fast and consistent, with 48-hour asbestos results as standard, inspections from $550, and three disciplines under one roof: asbestos and hazardous materials, contaminated land and occupational hygiene. We work across Townsville, including the CBD and South Townsville, Garbutt and the Bohle industrial estates, Aitkenvale, Kirwan and Thuringowa, the Port of Townsville precinct and the northern beaches.

Asbestos Testing Townsville FAQs

Have Questions? We’re here to help you.
How much does asbestos testing cost in Townsville?
Asbestos inspections start from $550. The final cost depends on how many samples need laboratory analysis, the size and age of the building, and whether you need a single material identified or a full survey with an asbestos register. No two sites are identical, so BBN quotes a scoped, fixed fee up front, send us your site details and we'll confirm the price before any work begins.
How long does asbestos testing take?
BBN's standard turnaround for asbestos sample results is 48 hours, delivered as a clear, practical report rather than raw laboratory data. Full surveys of larger commercial or industrial buildings take longer to inspect and sample, but we scope the timeframe up front so it fits your demolition program, settlement date or compliance deadline.
When is asbestos testing legally required in Queensland?
The Work Health and Safety Regulation 2011 (Qld) requires asbestos likely to be disturbed to be identified before demolition or refurbishment begins, and removed so far as is reasonably practicable. Workplaces in buildings constructed before 31 December 1989 also require an asbestos register. In practice, any pre-2004 Townsville building being demolished, renovated or managed as a workplace should be tested.
Do I need an asbestos register for my Townsville building?
Yes, if the building is a workplace constructed before 31 December 1989, or if asbestos has been identified or is likely to be present. Where asbestos is identified you also need an asbestos management plan under Queensland's How to Manage and Control Asbestos in the Workplace Code of Practice 2021, kept current, reviewed regularly and available on site to workers and contractors.
Who can carry out an asbestos clearance inspection in Queensland?
In Queensland, clearance inspections after friable (Class A) asbestos removal must be carried out by an independent licensed asbestos assessor. After non-friable (Class B) removal, an independent competent person may issue the clearance. Because BBN provides no removal services, our clearance inspections are independent of the removal contractor.
Can I collect an asbestos sample myself?
We recommend against it. Disturbing suspect material can release fibres, and a poorly collected sample can produce a misleading result. If you must take a small sample, wet the material first, avoid breaking or power-tooling it, seal it in double plastic bags and wash up afterwards. The safer option is a qualified consultant who samples correctly and interprets the laboratory result in context.
Do you do asbestos testing for homes in Townsville?
Yes. Alongside our commercial work, we test residential properties across Townsville, typically before renovations, after storm or cyclone damage, or as part of a pre-purchase inspection of a home built before 1990. A consultant collects the samples safely, results come back within 48 hours from an independent NATA-accredited laboratory, and the report tells you plainly whether the material needs removal or can be safely managed.
